Project Scope

Ottawa Electric completed a commercial electrical renovation for the Ottawa Nurse Practitioner-Led Clinic, working with Terlin Construction Ltd. on a full 5th-floor clinic upgrade.

The project covered the full clinic across two phases. Phase 1 included approximately 80% of the floor, while Phase 2 included the remaining 20% and is nearing completion. The scope included renovation electrical services, LED lighting, occupancy sensors, dimming, lighting controls, scene controls, electrical panel work, circuit additions, fire alarm integration, emergency lighting, and specialized isolated ground receptacle requirements.

The electrical distribution scope also included adding a new 600V panel to feed new rooftop make-up air units. This required bringing the main power feed from the basement up to the 5th floor.

Details

The Problem

The clinic needed a full electrical refresh to support a more modern, safer, and more reliable healthcare environment.

Because the work covered the full 5th floor, Ottawa Electric had to coordinate lighting, panels, distribution, fire alarm systems, emergency lighting, receptacles, and device wiring across the full clinic space. The project also required isolated ground receptacles with third-party testing, adding another layer of technical and compliance coordination.

The site also presented layout challenges. Exterior wall wiring had to be fished in with flex conduit because conduit was required for all devices. The ceiling had angled sections, which affected HVAC coordination and recessed lighting locations.

The Process

Ottawa Electric completed the lighting scope with LED lighting installation, occupancy sensors, dimming, lighting controls, and scene controls throughout the clinic.

The panel and distribution work included new panel installation, sub-panel work, circuit additions, redistribution, cleanup, labelling, and a 600V distribution upgrade. To feed the new rooftop make-up air units, the team brought the main power feed from the basement to the 5th floor.

The fire alarm scope included new devices, strobes, pull stations, smoke and heat detectors, tie-in with the existing fire alarm system, programming, commissioning, verification/testing, and coordination with a third party.

Ottawa Electric also completed electrical wiring for isolated ground receptacles, which required third-party receptacle testing.

The Result

The clinic now has improved lighting, upgraded electrical infrastructure, better panel organization, new emergency lighting, and upgraded fire alarm integration.

The completed work supports a safer and more functional healthcare environment, with more reliable systems for staff, patients, and daily clinic operations.

What Made This Project Unique

This project required full-clinic electrical coordination across the 5th floor while the work was completed in phases.

One of the major technical challenges was the 600V distribution upgrade for the new rooftop make-up air units, which required bringing the main power feed from the basement to the 5th floor.

The ceiling layout also created challenges. The angled ceiling affected HVAC drawings and recessed lighting locations, which had to be reconfigured and redesigned to fit the available ceiling space. Exterior wall wiring also required flex conduit because conduit was required for all devices.

This project included ESA permits and inspections, fire alarm verification/testing, emergency lighting testing, isolated ground receptacle requirements, and third-party receptacle testing.
