Windsor Park Renovation

Institutional Electrical Renovation

Commercial Project

Project Scope

Ottawa Electric provided the commercial electrical renovation work for the Windsor Park renovation at Old Faulks Home, located at 990 Hunt Club Road in Ottawa.

Working with EBS Construction Management Inc., the project involved demolishing multiple existing suites and converting them into new functional spaces, including a dining area with a kitchen, a new hair salon, and a new laundry room. The scope also included renovation electrical services, fire alarm upgrades, LED lighting, emergency lighting, lighting controls, a nurse/staff call system, and electrical support for life-safety systems throughout the renovation area.

The project required more than 600 on-site electrical hours, including approximately 400 journeyperson hours and 220 apprentice hours, with the team working full 8-hour days to keep the renovation on schedule.

The Problem

The existing suites needed to be converted into new spaces that could better support residents, staff, and daily building operations.

This required more than basic electrical demolition and rewiring. The new dining area, kitchen, hair salon, and laundry room each had specific electrical needs, including dedicated circuits, equipment connections, electrical wiring, lighting, emergency lighting, controls, and life-safety system integration.

The building also required a new fire alarm system tied into the existing fire alarm infrastructure. Because the project took place in an active institutional environment, Ottawa Electric had to coordinate carefully with the general contractor, residents, staff, and other trades while keeping existing systems operational where required.

The Process

Ottawa Electric began by removing the electrical systems from the existing suites that were being demolished and converted into new spaces.

For the new dining area and kitchen, the team completed electrical work for kitchen equipment wiring, dedicated circuits, receptacles, lighting, lighting controls, emergency lighting, and fire alarm integration. This created the electrical foundation needed for a functional dining and kitchen area.

For the new hair salon, Ottawa Electric installed electrical support for a nurse/staff call system and a special bathtub with an emergency shut-off. This added an important safety and accessibility layer for residents and staff using the space.

For the new laundry room, the team installed electrical connections for washer and dryer equipment. The dryer circuit was also tied to a current transmitter so the exhaust booster fan starts automatically when the dryer is running.

The fire alarm scope included new devices, pull stations, strobes, verification/testing, and coordination with the existing fire alarm infrastructure. Ottawa Electric also installed a new booster panel to accommodate the added devices and integrated mag locks for hallway doors so they close automatically when the alarm is activated.

The lighting scope included new LED lighting installation, emergency lighting, and lighting controls through hallways and construction areas.

The Result

The Windsor Park renovation is nearing completion and is scheduled to finish on time.

Once complete, the renovated area will include a new dining area with kitchen, new hair salon, new laundry room, upgraded fire alarm coverage, emergency lighting, LED lighting, lighting controls, and added safety systems for residents and staff.

The project improves the building’s functionality, life-safety systems, and day-to-day usability while supporting a more modern layout for institutional care and resident services.

What Made This Project Unique

This project involved converting multiple existing suites into new shared-use spaces while working in an active institutional building.

The renovation required careful coordination around residents, staff, other trades, and existing building systems. Ottawa Electric also had to integrate new fire alarm devices with the existing fire alarm infrastructure, add mag lock functionality for hallway doors, and support emergency systems that are critical in a care-style environment.

The laundry room also included a practical automation detail: a current transmitter tied into the dryer circuit so the exhaust booster fan starts automatically when the dryer is running.

Compliance and Safety

This project included ESA permits and inspections, fire alarm verification, and emergency testing and verification.

Ottawa Electric’s work supported important life-safety systems throughout the renovation area, including fire alarm devices, emergency lighting, mag lock integration, and emergency shut-off functionality.

The project reflects Ottawa Electric’s experience with commercial and institutional electrical renovations where safety, coordination, code compliance, and reliable system integration are essential.
